# Property Purchase Muhurat: Nine Stars, Three Weekdays

A property purchase muhurat is not the same thing as a house entry muhurat, and confusing the two is the commonest mistake people make with both. Entry is about living somewhere. Purchase is about a transfer of ownership, and the tradition screens the transfer harder than it screens the move.

The classes are the same pair used for house entry, Dhruva the fixed and Mridu the soft, and Pushya is admitted by name. That gives nine stars: Rohini, Uttara Phalguni, Uttara Ashadha and Uttara Bhadrapada from the fixed class, Mrigashira, Chitra, Anuradha and Revati from the soft, and Pushya on its own. One fewer than house entry, because Hasta is not carried over.

## Property purchase muhurat and its three weekdays

Wednesday, Thursday and Friday. Not Monday, which house entry allows. The reasoning offered is that Mercury governs documents and contracts, Jupiter governs wealth and expansion, and Venus governs assets and comfort, and a purchase is a documented transfer of an asset. The Moon governs the home as a place to live rather than as a thing owned, so Monday belongs to the entry and not to the sale deed.

Whether or not you find that convincing, the arithmetic consequence is concrete. Three weekdays instead of four costs about a quarter of the surviving dates on its own.

## What a real year leaves

Screened against 2026 at Delhi with the limbs taken at sunrise, the funnel runs like this. Nine stars leave 119 days. Adding Wednesday, Thursday and Friday brings it to 53. Adding the tithi rule, which drops the rikta group along with the eighth and the new Moon, brings it to 32.

Thirty-two days is under nine percent of the year, and it is the second narrowest screen of the twelve activities in this cluster. Of those, six fall inside Panchak and three have Bhadra running at sunrise, leaving 23 that are clear of everything.

Compare that with the 53 days house entry gets from a nearly identical star list, and the whole of the difference is one weekday and one extra tithi. The screens are not far apart in wording. They are a long way apart in what they leave.

## One transaction, two muhurats

Here is the problem nobody's date list solves. A sale has a buyer and a seller, and their positions are opposite. The buyer is acquiring, which wants a waxing Moon and a strengthening ascendant. The seller is releasing, which in a strict reading wants the reverse.

Classical practice resolves this by treating the buyer's muhurat as the one that governs, on the grounds that the person taking on the asset is the one taking on its future. In practice the seller almost never asks. But if both parties are choosing, they are choosing different things, and a date that is excellent for one is by construction not excellent for the other.

## Registration, agreement, possession

A modern property transaction has at least three moments that could carry the muhurat: the signing of the agreement, the registration at the sub-registrar, and the handing over of keys. They are frequently weeks apart.

The convention that holds up best is that the muhurat belongs to the moment ownership actually changes, which in most Indian jurisdictions is registration. The agreement is an intention and the keys are a consequence. If you can only control one of the three, control that one.

Registration also has a practical advantage: sub-registrar offices keep weekday hours, and the rule already wants Wednesday, Thursday or Friday. The astrological screen and the administrative one point at the same days, which is not true of most muhurats.

## Booking, and the flat that does not exist yet

An under-construction purchase breaks the registration rule, because the registration can be years after the decision and is scheduled by a builder rather than by you. The tradition has no clause for this, so practitioners have adapted one, and the adaptation is reasonable enough to state.

The booking, meaning the first payment against a specific unit, is treated as the acquisition moment. That is where the buyer commits and where the money moves, and it is the moment the buyer actually controls. The eventual registration is then handled as a formality rather than as the muhurat, and possession is treated under the house entry rule instead, which is a different screen with a different star list.

Anyone buying an under-construction property therefore has three separate muhurats in front of them, not one. The practical advice that falls out of this is unglamorous but real. Do not spend a good date on the sale agreement and then discover that possession, which is the moment you actually live with, has landed on whatever Tuesday the builder offered.

## A fixed sign at the signature

The rising sign at the moment of registration should be fixed: Taurus, Leo, Scorpio or Aquarius. Taurus is the strongest of the four here, since it is the natural second house of the zodiac and signifies accumulated wealth, and it is also Venus's own sign.

Two conditions on the chart for that minute are worth checking. The fourth house signifies land and buildings, so a malefic there at the moment of signature is the one placement most practitioners would move the appointment for. The eleventh signifies gains and is best occupied or aspected by a benefic. Neither can be read from a table of dates, which is the argument for a tool that returns the chart rather than a verdict.

## Lunar months, not calendar months

Magha, Phalguna, Vaishakha and Jyeshtha are strong. Ashadha, Bhadrapada, Ashwin and Pausha are avoided. As everywhere in this subject these are lunar months, and they slide against the Gregorian calendar by roughly a fortnight, so a table that tests the English month number and labels it in Sanskrit will be wrong for most of the year.

An adhika masa removes its month outright. 2026 has Adhika Jyeshtha, 17 May to 15 June, and it is a particular trap here because Jyeshtha without the prefix is one of the four strong months.

Akshaya Tritiya, the third tithi of the bright fortnight of Vaishakha, is the one day widely treated as needing no further screening for a purchase. It is worth knowing that this is a convention about the tithi alone, and the day can still land on a weekday or a star the rule would otherwise reject. The tradition tolerates that; a strict reading of the screens does not.
